PURCHASE PROCEDURE

Completion of the sales contract

When you decide to purchase a property from Toroslar (Toroslar construction), we will prepare an official sales contract between the seller and the buyer or a tripartite contract between the seller, buyer and agent. The contract contains the information of the buyers, the sellers, the acquired real estate, information on the cost of the property and the conditions of payment. The contract will be prepared in two languages -English and Turkish, and signed by all parties.

Payment

At the completion of the sales contract, the buyer usually pays a deposit and the amount varies depending on the buyer's options. The remaining balance will be paid in accordance with the agreed-upon payment schedule specified in the contract. Payments for property can be made in cash or by bank transfer directly to the account of Toroslar (Toroslar Construction).

Getting TAX number in Turkey

As a potential taxpayer you will need to obtain an individual tax identification number. To do this you will need your original passport and a photocopy.

Title deed or Tapu

After the necessary checks have been completed, the appropriate permits have been obtained from the relevant government agencies and the final payment of the purchased property has been made by the buyer, they will receive the title deeds (Tapu) of the purchased property. The title deed registration procedure takes place in the local land registry office with the presence of the buyer and the seller (or their legal representatives) as well as an officially approved interpreter. This procedure prepared and followed by an employee of the land registry office, involves the transferring of the ownership of the property to the buyer with the consent of the seller. As the legal owner of the property you name and identification information will be entered in to the land registry records and you will be given one copy of the title deeds and another copy will be kept by the real estate registration office.
